Handi List
Here’s a list of all types of contractors and service people you might need at your home. Many are recommended by current residents and some come from good reviews we’ve seen online at NextDoor.com. Please submit your own recommendations to DougBardwell@gmail.com if you think your neighbors would like to use someone you’ve had a good experience with.
Emergency Contact Sheet
Assuming you slipped on the ice, or got run over by an Amazon truck and were lying unconscious in the street. Besides calling 911, we wouldn’t know who you would like to be notified. Fill out this confidential sheet, and return it to vcvapres@gmail.com. I keep these under lock and key, but available at a moment’s notice if someone tells me you’ve been in an accident or emergency situation.
Plan Approval Request
If you are doing any remodeling on the outside of your home, you need to get approval from the Association Board before the work is started. You may also need to get a separate building permit approval from the City of Strongsville. Assemble the needed documents mentioned at the bottom of the form, and then submit to vcvapres@gmail.com or place in the mailbox on the garage at 13484 Trails Edge. The board typically meets the first week of each month, so try to make sure completed requests are submitted by the end of the month prior.
Complaint Form
Having a problem you feel should be addressed by the Board of this association? Please use this form to submit your problem. Often, verbal descriptions can change or be forgotten, so we ask you to submit all pertinent details, photos, descriptions needed to help resolve your issue. Deliver the form and associated information to any board member.

If submitting any non-standard colors or materials, please read this first, before submitting your Plan Approval request form (see above).
Staining Information
The Association will restain each home every five years. The next restaining is scheduled for spring or summer 2024. Should you need additional staining done, please see the following documents for approved colors and how to get your work approved.

If you plan to restain with anything other than standard stain colors, read this and submit a plan request form by the end of the month. The board meets to review submittals during the first week of the month.
Fencing
Fences parallel to and closest to the street may be wood or vinyl, but must be level across the top – no picket or dogeared boards. Plan approval requests must be submitted for new fencing, whether front, side, or rear-facing. Staining of pressure-treated wood may be delayed from 6 to 12 months, depending on the manufacturers’ recommendations, but must be done by then. Colors to be stained should be part of your plan request when originally approved, and subsequent changes would also need to be approved. See the approved stain colors in the section above.
Front Door Replacements
Front door replacements shall be in keeping with the design of the neighborhood, but may be flush, raised panel, etc., with or without glass panels. Doors may be prefinished, stained, or painted any color that compliments the home. Exterior storm or screen doors may be added.
This change applies only to front doors – not garage doors. Submittal for plan approval is still required.
Solar Energy Policy
Please read the attached if you are considering any solar energy collection devices (“SECD”). A plan approval request form and additional documentation will be required for approval.

The restated bylaws apply to all houses on Valley Creek, Trails Edge, and Sun Crest and are the result of officially merging the clusters and condos into one association.
